Chic Apartments

This project involved complete roofing system installation for a ground-up multifamily residential development, coordinated closely with the general contractor and integrated into the overall building envelope design.

The roofing system utilized a mechanically fastened 60-mil TPO membrane with fully welded seams installed over a ½-inch cover board. Tapered cricket insulation was installed at ½-inch per foot over a structurally sloped wood roof deck designed at ¼-inch per foot to promote positive drainage.

Associated scope included installation of wood nailers, 24-gauge metal coping, fascia, counterflashing, gutters, and downspouts per construction documents. Safety and access features included snow and ice retention devices, walkway pads installed at 36 inches on center, and a single-leaf roof hatch. The project was completed with a 20-year manufacturer membrane warranty and a 5-year River City Roofing workmanship warranty.
